Residential property investing - Den's 2011 property goals

Christmas and the rest of 2010 seems to have just flown by so it’s time for me to now look to the new year and decide what I would like to achieve. I’m a bit of a goal-setter, so I’ll have goals that have to do with property as well as some personal goals…

Here goes!

My major property goal is to buy another investment property. Generally I look for properties that are cash-flow positive, in an area which looks like it might have some captial growth. This year I’m going to set a target for the cash-flow – it’s going to need to pay for my personal training for the year!

I also have a goal for Everyday Property Investing. Kaz and I are looking at releasing some education materials and, of course, that takes a lot of time and effort. We’ve spent so much time talking about the knowledge we wish we’d had when we started, and it’s great to see all our time and effort beginning to take shape in the form of courses. Throw in my experience as a teacher and a life coach, and some of my (really) bad jokes, and we think it’ll be awesome!

Finally, I have some personal goals. I want to spend more time with my family and I also want to improve my fitness. I’m planning on running at least 854km and swimming 64km this year (these distances are from Melbourne to Sydney, and across Port Phillip Bay respectively). Hopefully that, coupled with my training and yoga, will keep me in good shape!
